Early access, honestly explained

Every page on this site ends with a “request early access” button, so this page answers the fair question behind it: early access to what, exactly? The park software world is full of demo calls and quote walls; we’d rather put the whole arrangement in writing where you can read it before you give us your email. Here it is, including the parts that aren’t finished.

Where the product actually is

CollectLotRent is early. We’re building a billing tool for mobile home parks under 50 lots, and we’re building it with the first parks that sign up — founding customers, not beta testers for a finished suite. You won’t find screenshots on this site of features that don’t exist, and we won’t tell you something is done when it isn’t.

What we’re building first — in order, because these are the three jobs small-park owners tell us actually hurt:

  1. Lot rent invoicing with automatic late fees — a per-lot rent roll, one consistent late-fee rule, and a record of what was due, what arrived, and when.
  2. Utility pass-through that holds up. For Colorado parks this means math and monthly statements that follow what the water-billing statute requires — actual cost only, one consistent methodology, the required statement lines.
  3. Online payment collection and a rent-roll import, so onboarding starts from the spreadsheet you already bill with instead of a data-entry project.

That’s the scope. If you need work orders, tenant screening, marketing tools, or portfolio dashboards today, we’re honestly not your tool — the established platforms do that, and our QuickBooks comparison covers when general accounting software is genuinely enough.

What early access includes

  • The published price. $49/mo flat for one park, up to 50 lots, no per-lot fees. The price is on the homepage because we think a small park owner deserves a number without a sales call.
  • A real say in what gets built. Founding parks’ billing months are the spec. The order above can bend to what your park actually needs first.
  • Hands-on onboarding. You send the spreadsheet you bill from; we load your lots and balances with you.

What early access is not

  • It’s not a commitment. Requesting early access doesn’t obligate you to buy anything — that’s in our terms, not just on this page. You’re asking us to reach out, nothing more.
  • It’s not a contract. When you do come aboard, it’s month to month: you can cancel anytime, and your rent-roll data is yours to take with you.
  • It’s not a promised ship date. We won’t invent a timeline to win a signup. Until you have a signed agreement with us, we don’t guarantee availability, features, or timelines — same words as the terms, because they’re true.

Common questions

What does it cost? $49/mo flat, per park, up to 50 lots — the early-access rate, locked for life for founding members. No per-lot fees, no setup fee, no demo call required to see a price.

Am I committing to anything by requesting early access? No. You’re telling us about your park and asking us to get in touch. If it’s not a fit, no hard feelings — we may even point you at a better option, because we’d rather be believed than oversold.

What if I decide to leave? It’s month to month — cancel anytime. Your rent roll and payment records are yours, and you can export them when you go.

Why is it so much cheaper than the big platforms? Scope. We build the three billing jobs a small park needs and skip the portfolio features that make enterprise tools cost enterprise money. Smaller product, smaller price — that’s the whole trick.
